Why Not Use the Listing Agent to Buy the House?

I hear you. It sounds like a great idea... You’re thinking the listing agent can get you the inside scoop on what offer to bring in. The listing agent gets both sides of the deal so they are happy and you are happy that you bought the house.

So this is where I need to stop you for a second. Couple things with this scenario. First, if you are in multiple offers the listing agent legally has to disclose to all other agents that they have their own offer. They also have to disclose if they are cutting their commission to said offer.

Secondly, I know it is easy to think that with the listing agent doing both sides of the deal, you will get it for a discounted price because the listing agent can somehow discount their commission.

I again need to stop you on that. Yes. They can cut their commission but their job at the end of the day is to get the home sold for the most amount of money possible. As a seller what would you think? I know I would ask my agent to let me know if this is the most we can get. How can they do that if they are also helping you buy the home? There have been a lot of lawsuits over agents doing both sides of the deal.

My advice is to skip the small deal you think you may get and work with a agent who can help to make sure YOUR needs are met. You want to make sure you are getting a great quality home for a great price and want to make sure the agent representing you has your best interest at heart.
