My House Is Too Small!!!

MY HOUSE IS TOO SMALL!!!!

That my friends, is the biggest thing I hear when talking to someone about the sale of their home.

Believe me, I lived it. My wife and I had a nice little semi detached home in the Coxwell and Danforth area.

We loved walking our dogs down to Monarch Park for their rampage runs and loved the Danforth.

When we decided that we wanted to try and add to our family with our little monkey of a daughter we realized that our home was just not going to work.

Already we were tripping over the dogs half the time. Throw a child into the mix? It just could not happen.

So, we started looking and ended up buying our forever home in the Upper Beaches. It gave us the space we needed the yard we wanted and the parking that was imperative for us.

Don’t get me wrong it was not as easy as go out one day look at a home and buy it. It was an emotional roller coaster. One of our agents at the time was not fit to handle.

Now having gone through it myself I understand the pain involved. It is a super emotional and enormous decision to sell your home regardless of the reason. Doing so because you are bursting at the seams can be even more of an issue.

You may actually love your home like we did and don’t want to move. If you do have to move you need an agent who can walk you through the process of buying and selling. It’s not as easy as just selling your home and buying a new one.

For example, do I sell then buy? Do I buy first then sell? These are questions that you will need answers to. Do homes in your area sell quickly? If so, then maybe it is a good idea to buy your home first and then sell it.

Do homes tend to sit on the market a little longer in your area? If so, then maybe you should sell first to ensure you are not stuck carrying 2 mortgages.

Whatever you decide make sure your agent knows the area and has an understanding of the market in both the area you are buying and selling.
